Unfortunately I didn't. Myself and a couple guys ended up at the Tilted Kilt because it was within walking distance, and that was probably more than I needed that night lol.

I met some great girls there on St. Patty's day, basically hit on every waitress in there. They had some good talent that night. However, the following night, it was an old man fest and nothing to look at, so apparently the "talent" is only there on occasion.

I got my son a Reebok Ribcore, with a Crosby P87A curve.

As usual, they superglued the label onto the shaft, so I decided to use a Scotch Brite and blue Dawn to get them off. While doing so, I dulled the finish.

My wife said our son is only 15 mos. old, he won't notice, but I'm afraid the au pair might tell another parent that I wasn't willing to buy him a new $249 stick when it got scratched....

interesting these 22" sticks have ser#'s, so you can't pull one of those buy a new one and return this one....

I missed a 475 lb. squat and my world is ending. I shouldn't have gone for it this early in my current PowerLifting program, but I could taste it. I did pull a 500 lb. deadlift though......clean!!! (...@ 192 lbs.). That is all. I'm going to sulk now.

They tested the soil sample under the house I'm looking at and found a 74 PPM from oil saturation from the old furnace that used to be in the crawl space, and it goes about 2 feet deep.

Have to wait to see if the seller is going to cover the costs, otherwise the search continues.

That's gonna hurt profits. No fun digging out 2ft of soil from a crawlspace. I'd recommend you keep looking.

You think it would still be worth it if the seller covered the costs of having it fixed? I mean, once its remediated I shouldn't have to disclose it down the road..., or do I regardless?

Since it's under the house and not exposed to rain/snow, it should be fairly stationary and hence removable. It's when the spill is outside and it gets washed down to the water table that you really have a mess on your hands. *But*, and this is important, if the crawlspace had ever been flooded after the spill, you could have migration of the oil. A high water table in the area could cause crawlspace flooding. The first house we lived in out here in IL had a flooded crawlspace.

If the owners agree to have it cleaned up, make sure you cover your ass with a very thorough check of the remaining soil and the soil around the house. If they remove just a cubic yard or two of contaminated soil and that's it, you may not have anything to worry about. But if they get into 5 or 10 or more cubic yards, you really should have an environmental firm do a survey to determine if the groundwater has been affected. In many (most) cases, the current owner of a residential property is responsible for cleanup regardless of who owned the property when the spill occurred. So once you buy it, you own the problem.

If this house had oil heat, chances are good others around it had oil heat. If the house has close neighbors, hit the local Dept. of Environmental Protection office (or whatever they call it in your state) and see if any spills have been recorded for houses neighboring the one you're looking at. They'll be listed by address.

You said the level was 75 ppm. Heating oil, like all volatile organic compounds (VOCs) breaks down into its constituent parts, i.e., benzene, toluene, ethlybenzene, and xylene (BTEX). Each of those chemicals has a different acceptable concentration in the soil that needs to be achieved to be considered non-hazardous. For BTEX chemicals in NY, it's 1.0 ppm or less. Check Table 3 on page 20.

Every state is different and I've been out of the remediation game for 17 years, so a lot may have changed. But one thing hasn't changed, that's CYA. Cover your ass. Make sure you have a reputable, certified professional sign off on the cleanup so you have someone to sue if things go south after you buy.

Also, if a certified environmental firm does the cleanup, they'll file a report with whatever environmental office is in your state. So that record of a spill at your house will always be available. I'm no lawyer, but I'd say if you knew there was a spill, even if it was cleaned up properly, and didn't disclose that, you'd be liable for future actions. But again, check with the pros.

Just out of curiosity, at 75 ppm you couldn't smell the oil in the house?

I'm not going to quote the whole thing, but a lot of great information there, thank you for that. I originally wasn't even going to have an environmentalist check the soil, but to my luck my agent had suggested it due to the age of the house, so I obliged. I didn't even know what they were looking to be honest, so I'm glad he was honest and gave me that suggestion. The house is bank owned right now, so I'll have to follow up and see who they would choose for cleanup and verify their legitimacy.


Actually, no, you couldn't smell anything. I even opened up the crawl space just to take a look at ducting and whatnot, but didn't really smell anything (it was pretty cold out that day as well, though). How tall is the crawlspace? Are we talking 15" or 4'? Is there access to it from outside the house? Do they know if the leak was from the furnace or from the oil tank? If it was from the tank, was the tank sitting against an outside wall where the oil may have migrated outside?

Worst heating oil mess I dealt with was a house with a 275 gal tank in the basement right next to a sump pump that let out into the backyard near a wetland. The tank ruptured and dumped loads of oil which the sump pump dutifully pumped out into the wetland. What a mess. Most the basement concrete floor had to be removed as well as a bunch of soil outside. Then the water cleanup began. Must have cost the owners well into 6 figures to clean up. It was a million dollar home, so maybe they had good insurance.

I just got cussed out by a telemarketer before he hung up. They usually hang up abruptly when they don't get what they want but this guy called me a "Fucken asshole" before he hung up.
