Yep, ~3% APRs for 30-yr fixed does NOT shout "greatest economy ever!".

Lock in now, they really can't go much lower.

Glad, I pulled out of the market when I did. I'll be going back in as soon as the vaccine is discovered. I've seen news that people have been cured in vietnam by treating the fever and being placed on a strict diet. Conspiracy theory: Maybe it's the elites trying to adjust the market with all this propaganda in order to make more money, but who knows.

It's a flu strain - you are confusing a vaccine (prevention) w/ a cure. Everybody will be cured by treating the fever and a strict diet (or by running about in a bunny suit and eating only McDonalds, your choice). Anything medical is treatment to support breathing or reduce fever if it gets real bad, but we either die from it or recover. And I like that when 'Conspiracy theory' comes up, it is the liberal elite you suspect, not the Chinese biowarfare department. What alternate Republican universe is the Don pulling you all from?

We are selling in a red hot Dallas market and buying into a slow Cincinnati market. Locked in @ 3.125% 30 years right now with one down float option between now and closing in June.

I talked to my dad yesterday-- his response to the market drop?

"I just drove Three top-of-the-line Mercedes and a Toyota off a bridge this week".

I pulled money out of the market to buy my M2C a few months back-- my wife's theory (this was in Dec/Jan) was that a market correction was coming and that I could either give up my gains or have a new car in the garage.

I'm liking my decision. I'd rather have the car.

Thanks for the kind thoughts, but the cat food is for Miss Princess Inky to sustain the lifestyle to which she has become accustomed. A reference to an old William Burroughs quote that if society failed, he'd just shoot his way to the cat food isle.

Your sentence was confusing. Sounded like you could have meant 1% down payment

Gotcha. I'm sure with the emergency Fed rate cut of 50bp, rates will fall even more. And I had just convinced myself to just pay cash for the new house.

I'm in the process of doing a 15 year refi & BOA has it at 3.125%. I'm feeling like it should be lower hearing some of y'all are getting that at 30 years.

So help a non american out - does that mean you can lock in 3.125% for 30 years? Or is it just that the amortization term is over 30 years, but the rate is good for say...5 years, depending on term selected.

Up here, I just renewed in September 2019 at 2.69% for a 5 year fixed, so I was pretty happy with that. Took some negotiating and knowing people, but I'm happy with the rate because everyone else was only offering me 2.79-2.89% as their bottom.

The loans I am looking at are 30 year fixed, conforming (<$510,400), no PMI and I am seeing 2.75% with no points pop up occasionally on bankrate.com

With inflation running 2%, that's a 75 bp spread and that is awesome. I hope I can get better than 0.75% interest on my money. But it sure has been nice not having a mortgage.

I just looked on bankrate and saw 3.090% for 15 year fixed.

Yes, 3.125% for 30 years fixed. I would have liked to do a 15, but I want the flexibility to pay off my rentals sooner and then use that income to pay extra on the mortgage.
