Typical 3,000 house rebuild will cost around 450~500k on 400k~500k lot here in northern NJ. Everything has to make sense. You don't just build out 2000sqft house for cheap. You will have to build the house that you can SELL in your neighborhood. Typically, if you have to ask, you shouldn't build as high risk is involved building a home in NE market. Better bet is to find a development area and do a custom build with the builder instead of going on your own.
